You may have noticed we have some wild neighbors roaming through our wetlands lately.  Every few years the coyotes come back into our area.  We must remember that this area once belonged to them and we must learn to live responsibly with our wild friends.  They will tend to keep to themselves and leave us alone.  There are certain precautions you should take to help protect your family, pets and property.  Coyote’s will not bother human’s and animals as long as you keep your distance and they do not feel threatened

1) Do not feed wild mammals!

2) Feed your pets in the house.

3) Always keep your garage doors closed.

4) Equip all of your windows with properly maintained screens.

5) Keep pet doors locked at night and when not in use during the day.

6) Cover your children’s sandbox when not in use to prevent it from being used as a litter box by wild mammals.

7) Enclose compost bins, and lock or securely tighten trash can lids to eliminate food sources for wildlife.

You can prevent wild animals from selecting your home as their habitat by increasing the amount of human activity that takes place in your yard.  Spending time in your yard each day is one of the most effective ways of keeping wild animals away.

November 15th 2010 Meeting Cancelled and New Time for 2011

It has been decided that there is no need to meet November 15th 2010 for a regular board meeting.  This meeting has been cancelled.

We will resume meetings on January 24th 2011 beginning at a new time of 6:30 pm instead of 7:00 pm.  This will be the new regular time for all meetings going forward.




Annual Meeting 2010 Results

The Annual Meeting was Held on 11/3/2010 and a Quorum was met to hold the meeting.  Thank you to all the home owners that provided a Proxy and Showed up to the Meeting in order to meet the Quorum of Home Owners.  This was the second meeting that was held in order to meet these requirements.

Please keep in mind that it costs about $700 to send out additional mailings until we meet the quorum.

A new Board Member was elected to the Board as a result of the meeting to fill the 2010 to 2013 Term.  Please welcome Arbor Ridge Home Owner Mike Foster.

Two other positions remained open and one position was filled by appointment of the Board after the Annual Meeting by Dave Cummings.  Dave is returning to fill another term as a Board Member of a position that was not filled by any other home owner in the community.  The board will seek to appoint the final position on the board in the near future.  If any home owner is interested please let us know by emailing us or contacting Lynda Dulong at The Management Group.




Annual Meeting – Rescheduled November 3 2010

Due to the lack of the number of proxies being returned with the combination of home owners attending tonight, we were unable to complete the Annual Meeting.  The meeting has been rescheduled for Wednesday (Not Monday) November 3rd 2010 at the Somerset Christian Church.

In order to have a Board to complete the needed and required tasks of the CCR’s we need to establish a Quorum of Home Owners at the meeting and/or proxies returned providing voting rights to elect new Board Members.  Each time we do not meet the Quorum it costs you the Home Owner additional money to have a required mailing sent to each Home Owner.  The Cost is usually around $700-$800 per mailing to all 571 homes.  This includes the cost of paper, printing, mailing and time for the mailing to be processed.

The HOA has purchased and placed a few Slow Children At Play signs in the neighborhood.  Signs have been placed on the West and East end of NW Emerald Canyon Drive near the Park.  Additional signs have also been placed on NW Oak Creek Drive between NW West Union Road and NW Arizona Drive.

If you are aware of another area that would benefit from placement of these signs please let the Management Office know or email the Board and we can look into adding additional signs.

We want our neighborhood to be safe for our kids and neighbors.

Annual Meeting Reminder – October 25th

Home owners just a reminder that the Annual Meeting is this coming Monday Oct 25th 2010 @ 7pm at the Somerset Christian Church 16255 NW Bronson Rd, Beaverton, OR 97006.  Please arrive early to sign in so the meeting can start on time.

Recently all Home Owners received a letter from our Management Company containing a proxy form and information on the upcoming Annual Meeting on October 25th 2010.  It is really important that if you can not attend the annual meeting that you send the proxy form back in the postage paid envelope.  Last year it took three mailings and meetings to get a quorum of Home Owners in order to move forward with day to day business.  These extra mailing cost you as Home Owners $700 per a mailing.

We would really like to see the Home Owners attend the Annual Meeting so that you can have input on the members of the Board, find out what is occurring in your neighborhood and provide feedback as an Arbor Ridge Home Owner.

Vehicle Concerns

Parking

Our CC&R’s require that each dwelling have off street parking.

  • If you have a three-car garage, that means parking for six (6) vehicles using the garage and driveway.
  • If you have a two-car garage, that means parking for four (4) vehicles using the garage and driveway.
  • If you have a one-car garage, that means parking for two (2) vehicles using the garage and driveway.

Please use these provided spaces on your lot for parking and allow street parking for visitors or for temporary parking.

The Washington County Sheriff department manages the public streets in our neighborhood. If you believe a vehicle is abandoned, sitting in disrepair, is not a neighbor’s vehicle or is a hazard to the neighborhood then contact the Washington County Sheriff’s Department.

We live in unincorporated Washington County Oregon.  Homeowners must follow the County and State rules as they apply and may supersede HOA CCR’s. We are not part of any of the Cities of Hillsboro, Portland or Beaverton.

Our Management Company can send only a friendly reminder if you provide the vehicle and homeowner information. We are not able to fine or tow a vehicle on the street as this is handled by the Washington County Sherriff and homeowners will need to contact them to remediate any issues related to vehicles concerns.




Annual Reserve Studies 2010

Each year the board engages a study that is required by law to analyse the funding of the reserve accounts to cover future expenses in the community.  The Reserve study also assists the Board and the Management Company to plan when future projects need to be completed to help keep the community looking in the best condition possible for it’s Home Owners.  If you have any questions on the study feel free to contact the Management Office or attending a Board Meeting.

A Reserve Study is a budget planning tool which identifies the current status of the Reserve fund and a stable and equitable Funding Plan to offset the anticipated future major common area expenditures. The Reserve Study consists of two parts: the Physical Analysis and the Financial Analysis. This document is often prepared by an outside independent consultant for the benefit of administrators (Board of Directors) of a property with multiple owners, such as a condominium association or Homeowners’ association (HOA), containing an assessment of the state of the commonly owned property components as determined by the particular association’s CC&Rs and bylaws.
