Do not remove Irrigation Flags

‼️ It’s been brought to Management and the Board of Directors attention that some of the irrigation flags placed by the Association’s landscaper, Pacific Landscape Management, have been removed or misplaced. This email is to request that residents do not remove or touch irrigation flags. There may be additional costs passed on to Arbor Ridge homeowners if repeated technician visits are needed to replace the flags in order for the necessary irrigation work to take place.

  • Tree Removals: Tuesday, September 5th – Thursday, September 7th
  • Tree Pruning: Monday, September 11th – Tuesday, September 12th
  • Stump Removal: Thursday, September 7th – Tuesday, September 12th

Please be sure to remove any items or vehicles that may be blocking the vendor’s access or be at risk for damage (lighting, decorations, etc.) During this time, there will be workers throughout the Community and around your property to access the trees. For privacy, it is recommended that you keep your blinds and curtains closed.

The vendors will be putting up “No Parking” signs on the trees to be removed. If there is a tree with this sign on it, do not park within 20 feet of both sides of the tree. This is so that the vendors will be able to safely remove the tree without risking damage to residents’ vehicles.

Please do not disrupt the vendor’s work. If you have any questions or concerns, please contact Management. Neither the HOA, TMG, nor the Vendor will be responsible for personal items damaged during maintenance.

Pedestrian Walkway Pavement Repairs – Monday, August 21st

On Monday, August 21st, a vendor will be working in the Community performing pavement repairs on the Pedestrian Walkway behind Gold Canyon Ln. Access to the walkway will be intermittently unavailable for brief periods on Friday, August 18th for the Vendor to complete grinding/prep work. This walkway will be closed off during the work on Monday, August 21st, and remain closed until Tuesday, August 22nd to allow for the pavement to completely dry.

Please keep in mind the following information while the vendor is onsite:

  • Please avoid the work area while the vendor is repairing the pavement and please do not disturb the vendor during their work.
  • Please be mindful of the wet pavement and do not disturb the areas while drying.
  • This maintenance is weather dependent. Management will notify Owners of any changes in schedule as soon as possible.
  • Owners with Tenants are responsible for notifying them of this scheduled maintenance.

Regular compliance checks resume in August

Trash Cans  Trash/garbage shall be kept in sanitary containers and must be stored out of view, except on day of trash pickup (Tuesday). Trash/recycle containers must be stored out of community view no later than Wednesday evening.

Maintenance  Each owner shall maintain their lot in a clean and attractive condition. Maintenance shall include the building exterior, roofs, gutters and downspouts, fences, sidewalks, and retaining walls. Lots should also be kept free of clutter.

General Landscaping and Exterior Maintenance  Keep yards free of weeds and diseased/dead grass. Lawns are to be watered, fertilized, and regularly mowed. Trees and shrubs are also to be fertilized and pruned on a regular basis; this includes street trees over the sidewalk areas, which are to be trimmed 7½ feet above the walkway per the City Tree Ordinance. Landscape strips to be turfed and maintained. Lots should be free of trash and unsightly materials. All improvements are to be kept in good condition, repaired as needed, and adequately painted. *Please note: Cottage Collection owners receive landscaping services.

Exterior Changes – An Architectural Request form must be submitted for Board review prior to any changes and/or modifications to the lot.

Parking  Campers, boats, trailers, and recreational vehicles, etc. may not be stored or kept on or adjacent to any lot unless fully enclosed within the garage.

Street parking – Vehicles cannot block driveway areas or sidewalks, park over lawns, block mailbox areas, or be parked in the wrong direction.

Holiday Lights – May be displayed 30 days before a holiday and must be removed within 15 days after.

Basketball Hoops – Cannot be placed on the street, block driveways, must be in good condition (including nets, hardware, and base). Cannot be placed on the lawns or parking strips for extended periods of time (greater than 48 hours) causing the browning or killing of the lawn.

Regular community compliance inspections take place throughout the season.

Here are a few topics to review:

Home Maintenance – Each owner shall maintain their lot in a clean and attractive condition. Maintenance shall include: Exterior siding, moss on roofs, gutters, fence, retaining walls, window screens, window blinds and sidewalks must be in good condition to avoid potential trip hazards.

Trees and shrubs are also to be fertilized and pruned on a regular basis. (Note: Cottage Collection front yard landscaping is maintained by the Association but you still need to keep it clean and report any landscape issues to the Community Office)

Holiday Light Resolution was adopted by the Board of Directors of Arbor Ridge Homeowners Association at the Board Meeting held on November 14, 2017.  To keep harmony with the neighborhood standards, the Homeowners Association has adopted this Resolution.  Please take a few moments to review the Resolution.

Pathway Maintenance

Seal Coat Notice 04/20-04/21

Dear Arbor Ridge Homeowner:

Starting on Thursday, April 20, 2017 through Friday, April 21, 2017 Pavement Maintenance will be out to patch/coat and repair the pathway on the west side walking nature trail. You will not be able to walk along that section of the trail starting at 7:00 a.m. Thursday, April 20th until mid-day Saturday, April 22.
