Notice of Sidewalk Repairs – Friday, February 20th, 2026

Attention Owners,

The Vendor Safe Sidewalks is going to be performing sidewalk repairs throughout the Community on the following date: Friday, February 20, 2026

Important items to consider while the repairs are taking place:

  • The work will begin as early as 8:00 AM.
  • Very loud equipment will be in use; you will hear noise intermittently throughout the day.
  • The crew will close small sections of the sidewalk as they move through the Community.
  • Please use caution when navigating around areas where work is taking place.
  • For your personal safety, please stay clear of work crews and equipment.
  • There is no schedule for the locations of repairs. The Vendor may complete repairs to multiple areas at the same time, creating work flow best suited for the project.
  • Owners/Residents should close their curtains or drapes for privacy.
  • This schedule is weather-dependent.
  • Please note that there are some areas of sidewalk that will not be addressed during this schedule—this is because additional work (such as tree removals) must take place first prior to concrete repairs. Additional notices will be sent for those locations once work has been scheduled.

Owners with rentals are responsible for relaying this information to their tenants and/or Property Managers.

Neither the HOA, AMS NW, nor the Vendor will be responsible for personal items damaged during maintenance.

Spring Turf Moss Application Notification

Scheduled date for the Common Areas is Wednesday, April 23rd, 2025.
Scheduled date for the Cottage Homes is Tuesday, April 22nd, 2025.

To maintain your investment of living in a garden community, yearly landscape basic treatments are necessary to keep your maintenance cost low and ensure the health of your investment. The following outlines your yearly planned treatments.

For moss applications, we spray the turf areas where moss develops. This application is to eliminate moss, which can become unsightly and can overtake turf. The process takes approximately 5 hours to apply.

To ensure the treatment is most effective and activated properly, we will be temporarily programming your irrigation system to run shortly after the application.

This light watering helps the product absorb into the moss and begin working quickly, promoting a healthier, more vibrant lawn as we move into the growing season and to prevent turf damage.

There is no need for any action on your part our team will handle both the application and irrigation timing. Once the treatment has had time to work, your irrigation will be returned to its regular schedule.

Stay off the turf until dry, approximately 2-3 hours.
Recommended service to be applied in April/May and December/January.

Tree Work on West Union November 4 – 6 2024

SavaTree will be trimming the oaks and sweetgum trees on NW West Union Road from NW Oak Creek Dr to the end of the white fence during the hours of 8a to 5p each day.

Resident impact for these services should be minimal. SavaTree will re-direct traffic or block off shoulder/bike lanes as needed. Please obey direction from our Vendor. Below is some information provided regarding the upcoming service.

  1. Arrival times can vary. We do our best to give an accurate window, but some factors can cause delays. You do not need to be at the property for our crew to work on your trees.
  2. It may be necessary to reschedule the project in the case or adverse weather, or other causes that are beyond our control.
  3. Tree work may have a visible impact on your lawn and property due to the use of heavy equipment, or the dismantling of large trees. This can show up as divots, holes, sawdust, etc.
  4. While we will do our best to minimize, mitigate, and repair any such impact, we will operate under the assumption that your property can sustain the presence, weight, and movement of that equipment.

Pre-Emergent Treatment; Stay Off Soil Areas Sept 19th & 23rd 2024

Pacific Landscape Management will be performing the annual pre-emergent treatment on Thursday September 19th, 2024 and Monday, September 23rd, 2024. Their notice for this service is included below; To maintain your investment of living in a garden community, yearly landscape basic treatments are necessary to keep your maintenance cost low while ensuring the health of your investment. The following outlines your yearly planned treatment.

For pre-emergent applications, we spray the exposed soil where weeds can pop up. We will not spray plants or hard surfaces such as sidewalks.  Pre-emergent is used to prevent weeds from germinating.

Process takes approximately 6-7 hours to apply.
Stay out of beds (soil areas) until dry, approximately 2-3 hours or 24 hours.

Please Report Irrigation Leaks to AMS

If you notice any issues with the irrigation within the Arbor Ridge Cottage Collection (or Common areas of Laidlaw or West Union), you should report them to Management via email or by phone (Management Company Contacts). You will want to provide a brief explanation of what seems to be wrong (is it continuously running, not running at all or not facing optimally or watering the street or sidewalk?) and where it is located. If possible, include pictures if emailing.

Pet Reminders

Please abide by the following guidelines regarding pets;

When outside always keep your pet on a leash (it is Washington County law). Do not let pets run loose within the Community, or within neighboring Communities. This includes cats.

Always pick up your pets’ waste and dispose of it properly.

Be aware that you can be fined for not picking up after your pet.

The cost to clean up pet waste and repair the damage to the landscaping is substantial; this cost is passed onto each Homeowner, even if they do not own a pet.

To report barking dogs, dogs that are off leash or running loose, you can call Washington County Animal Control at 503-846-7041.

Do not remove Irrigation Flags

‼️ It’s been brought to Management and the Board of Directors attention that some of the irrigation flags placed by the Association’s landscaper, Pacific Landscape Management, have been removed or misplaced. This email is to request that residents do not remove or touch irrigation flags. There may be additional costs passed on to Arbor Ridge homeowners if repeated technician visits are needed to replace the flags in order for the necessary irrigation work to take place.

Moss and Crane Fly Treatment | Jan 29 to 30 2024

Pacific Landscape will by applying moss and crane fly treatment on all the turf within the community beginning on Monday, January 29th – 30th. Moss Treatment works to prevent moss growing in the turf. Crane fly treatment works to prevent crane fly under the turf. The process takes approximately 5 hours to apply.

Owners and pets should stay off the turf until dry (approximately two to three hours after the application is complete).

Please note that this schedule does not allow for inclement weather and/or equipment malfunction. If there is a change in schedule, notice will be sent out via email.

If you rent your unit, please pass on this information to your tenants.
