BALLOT EXPLANATION:
Please return your Ballot no later than October 28th, 2024. Board Members elected will be announced to the Ownership after the meeting. If sufficient quorum is not achieved, the Ballot deadline may be extended, and the Ownership notified via electronic notice of the new extended deadline date.
If multiple Ballots are returned or multiple votes are cast for the same unit, the most recently dated valid Ballot will supersede all others.
There are two (2) open Board positions. Owners may write in a candidate or self-nominate, but only candidates who agree to serve may be voted onto the Board.

NOTICE OF BALLOT & CALL FOR VOLUNTEERS
As called for in your Association Bylaws, we are currently seeking Homeowners to volunteer to serve on the Board of Directors for your Community.
If you would like to volunteer for one of the open Board positions, please return the enclosed Board Solicitation Form, or a statement of offering, no later than Monday, October 14th, 2024. Voting this year will take place entirely via absentee ballot. The 2024 Annual Meeting is scheduled for Tuesday, October 29, 2024 at 6:30 pm; this Meeting will be conducted via teleconference. Notice with Meeting attendance credentials will be issued with the Ballot, along with the procedure for voting, the 2023 Meeting Minutes, and any additional information.

Pre-Emergent Treatment; Stay Off Soil Areas Sept 19th & 23rd 2024
Pacific Landscape Management will be performing the annual pre-emergent treatment on Thursday September 19th, 2024 and Monday, September 23rd, 2024. Their notice for this service is included below; To maintain your investment of living in a garden community, yearly landscape basic treatments are necessary to keep your maintenance cost low while ensuring the health of your investment. The following outlines your yearly planned treatment.
For pre-emergent applications, we spray the exposed soil where weeds can pop up. We will not spray plants or hard surfaces such as sidewalks. Pre-emergent is used to prevent weeds from germinating.
Process takes approximately 6-7 hours to apply.
Stay out of beds (soil areas) until dry, approximately 2-3 hours or 24 hours.

Please Report Irrigation Leaks to AMS
If you notice any issues with the irrigation within the Arbor Ridge Cottage Collection (or Common areas of Laidlaw or West Union), you should report them to Management via email or by phone (Management Company Contacts). You will want to provide a brief explanation of what seems to be wrong (is it continuously running, not running at all or not facing optimally or watering the street or sidewalk?) and where it is located. If possible, include pictures if emailing.

July 4 John Marty Park Celebration – Info & Call for Volunteers
Charlais Community Network (CCN) once again is putting on a July 4th Celebration at John Marty Park at the east end of our neighborhood. Arbor Ridge HOA along with our partners at Association Managment Services (AMS) and our new Landscaper Pacific Landscape Maintenance has donated to help with this volunteer event.
Everyone is welcome, and all activities are free! Enjoy celebrating with friends and neighbors! If you’re in town, you won’t want to miss this event. Please volunteer to help out during the celebration. We need community help to keep all the activities open. Volunteering is fun – you can paint faces, supervise a bounce house, hand out treats, etc.
Event Schedule – Thursday, July 4, 2024
- 9:45 AM Parade line-up on Charlais Street (children and families walk or ride in parade)
- 10 AM Opening ceremony
- 10:15 AM Parade route through the Charlais neighborhood (see map below)
- 10:30 AM Festival in the Park: inflatables, treats, games, etc.
- 10:45 AM BJ the Clown performance
- 11:00 AM: Watermelon & pie-eating contests (thanks to Bethany’s Table!)
- 12:30 PM Festival ends
Please Volunteer!
CCN relies on community volunteers to help supervise activities and keep them open throughout the celebration. We need adults to supervise inflatables, and we welcome teens or adults to help with games, treats, face painting, and other activities. Sign up here to help.

Washington County Sidewalk Repair Grants
Did you know that Washington County has a grant program that you can apply for to receive back a portion of your sidewalk repair bill? Each year the grant is funded with $100,000 to help homeowners reduce the cost of expensive sidewalk repairs. | Construction season is getting started and can be a great time to repair damaged or displaced sidewalks. Property owners in the Urban Road Maintenance District can apply for reimbursement this summer on approved repairs. Property owners are responsible for the maintenance of sidewalks adjacent to their property. The Sidewalk Repair Grant Program was created last year to help lessen the financial barriers to repair. The Sidewalk Repair Grant Program will reimburse property owners within the URMD up to $2,000 for the repair or replacement of damaged sidewalks by a licensed contractor. Eligibility details and application instructions are available online. The URMD funds the program, which can award up to $100,000 per fiscal year. The URMD is a service district that supports road maintenance and biking and pedestrian projects. |

Updated CCR Documents
We have been able to obtain some missing documents that make up our CCRs. These were mainly addendums to the original filed document by the builder to Washington County. These documents have been cleaned up and posted as PDFs and all the documents have been converted to searchable pages within the website since the originals are scans of scans, they are not searchable. Please use the menu (or click the link) Documents –> CCRs – Primary to view them. Each addendum is posted on its own page, but you can navigate between the documents using the on-page menu. You will also find the section for the downloadable PDF files.
